Beautiful 5 bedroom, 3 bathroom vacation home is nestled in the woods of Duna Vista Association, just
North of the Village of Pentwater. Within this private Association is a white sandy beach on the shores
of Lake Michigan, a heated in-ground pool, clubhouse, tennis and pickle ball courts and playground.

This spacious home features 3 bedrooms on the main level: a master suite with king size bed, full size
crib and en suite bathroom; a queen size bed in the second bedroom; and 2 twin beds in the third
bedroom. There are 2 bathrooms on the main level, 1 en suite in the master bedroom and another for
the 2 other bedrooms to access.

The main floor has a full sized kitchen stocked with cookware, silverware, dishes, stove, microwave, full
size refrigerator and dishwasher. There is a dining room with seating for up to 10 and additional seating
on the main level walk out deck for up to 10. The main living room has a 65 inch Smart TV with sofa
sleeping.

After a long day at the beach, enjoy the spacious back deck that overlooks a large backyard surrounded
by woods and dunes.

The lower level has 2 bedrooms, 1 with a queen bed and the other with 2 sets of bunks, 4 twins total.
There is a full size bathroom, a large common area with large screen Smart TV, games, dining with
seating for up to 8, and a walk out ground level patio that accesses the large backyard. There is also an
extra full size refrigerator in the garage.
There is a full size washer/dryer, a 1 car garage and additional driveway parking spaces for up to 4
vehicles.

The house offers free wifi. There is central A/C and heat.
Maximum 12 people.

NOTE: linens and towels are NOT provided. Renter must bring sheets and pillowcases for 1 king, 2
queens, 6 twins, plus bathroom and kitchen towels and washcloths. Beach/pool towels are NOT
provided.

Home is NON-SMOKING and DRUG FREE.
Pets are NOT ALLOWED. No visiting pets allowed, not even in yard.
Rio Vista rents Friday to Friday, 7 night minimum. Check in after 4:00 p.m. , check out promptly by 10:00
a.m.

$4,736.88/week includes rent, clean, HOA fee and MI Use Tax. Fifty (50%) percent due and signed
Contract to secure your week; remaining balance and $1,000 refundable damage deposit due 30 days
before check in.
